As a Realtor I speak with potential home buyers almost daily and am fortunate to hear what they know and what they are thinking. Many of them are simply misinformed and come to town with these misconceptions in their head. Here are 5 of them:</p>
<p>1) There are no home buyers in Sarasota, Florida</p>
<p>Real estate markets change from month to month. That is the nature of the beasts. Some months have strong sales while other months are weak. In Sarasota county for October 2010 there were 569 closed sales and 882 pending sales. Compare to 4 years closed sales today are 94% higher and pending sales are 123% higher. Compared to 3 years ago closed sales are 49% higher today while pending sales are 94% higher. Homes and condos are selling.</p>
<p>Myth &#8211; Nothing is selling in Sarasota &#8211; <b>UNTRUE</b></p>
<p>2) Expect 30-50% off of list price</p>
<p>I love this one and bring it up to potential home buyers before we start looking at properties. Many buyers come to town thinking that they can just cut the price of the property in half and buy it for that. On average, in Sarasota county homes and condos are selling at 95% of the last asking price. Sellers usually have a 5-10% cushion in their price.</p>
<p>Myth &#8211; I will get 30-50% off of the asking price &#8211; <b>UNTRUE</b></p>
<p>3) The number of properties for sale is at an all time high</p>
<p>Sarasota county currently has roughly 6,900 properties for sale. However, keep in mind that the county is pretty large and includes Nokomis, Osprey, Venice and North Port. Many people want to purchase on the north end of the county where Longboat Key, Siesta Key, Lido Key, Casey Key and Bird Key are located. If this is your area of interest then you have far less than 6,900 properties to choose from.</p>
<p><a href="http://www.luxurysarasotarealestate.com">Sarasota real estate listings</a> have dropping dramatically over the last 4 years. In October 2006 there were over 12,000 properties for sale. With nearly 7,000 properties for sale Sarasota inventory levels are down 44%.</p>
<p>Myth &#8211; The number of homes and condos for sale are near an all time high &#8211; <b>UNTRUE</b></p>
<p>4) Banks are not lending</p>
<p>Lending needed to change. The real estate market overheated due to crazy demand from buyers who could not actually afford the property. From 2003 to 2005 a bank would lend you money on a home if you could fog a mirror. That is what caused the bubble.</p>
<p>However, people can still get a <a rel="nofollow" target="_blank" href="http://etrades.net/e/mortgage.html">mortgage</a> to buy property. Many of my clients pay cash however a few of them get financing. You just have to prove the ability to pay the mortgage.</p>
<p>Myth &#8211; No banks are lending &#8211; <b>UNTRUE</b></p>
<p>5) There are tons of foreclosures and short sale on the beach</p>
<p>As a whole, the <b>Sarasota Florida real estate</b> market is made up of 40-45% distressed sales with 75% of those sales under $250,000. The luxury segment of the market or the properties close to the beach have been less affected the real estate downtown. Strong property owner with no mortgages don&#8217;t drop their prices as quickly as the lower end of the market. On Longboat Key, there have been over 1,300 transactions since January 1, 2007. Only 69 of those sales, or 5 percent, were considered distressed. On Bird Key, up until October 2010 there have been 22 transactions with only 2 of those sales considered distressed.</p>
<p>Myth &#8211; There are plenty of beachfront foreclosures and short sales &#8211; <b>UNTRUE</b></p>
<p>These buyer misconceptions are prevalent. Make no mistake that buyers still have the leverage in Sarasota, Florida. However, the leverage is decreasing every day. Eventually, Sarasota will be in a balanced market.</p>

Prices have been slashed in half in many areas, interest rates are near all time lows, cost of owning is decreasing and you have plenty of great properties to choose from.</p>
<p><a href="http://www.luxurysarasotarealestate.com">Sarasota FL real estate</a> prices have dropped so much that it is now possible to buy a property and achieve a break even or positive cash flows. Sarasota has not seen that in many years. In some sections of town prices are back to 2000 levels. It won&#8217;t stay like that forever.</p>
<p>Many people use cash flow as a basis for determining value on <a rel="nofollow" target="_blank" href="http://etrades.net/e/commercial-real-estate.html">commercial real estate</a>. If an office building produces a $100,000 net operating income and you can buy the building for $1,000,000 then the capitalization rate (cap rate) is 10%. Investors use this approach to analyze properties. Some will require a higher cap while others are fine with a lower one.</p>
<p>If you were to analyze Sarasota residential real estate over the years you would notice a dramatic improvement in the rate of return on a single family home. Take a $300,000 home in 2005 that produced a net income of $10,000 a year. That comes to a cap rate of 3.6%. That same house may now be worth $150,000 and still produce a $10,000 net income. The cap rate is now 6.6%.</p>
<p>Where else can you achieve a 7.2% rate of return on your money? The stock market may produce it, it may not. Bank certificates of deposit won&#8217;t come close and government <a rel="nofollow" target="_blank" href="http://etrades.net/e/credit-and-debt.html">debt</a> is no where near 7.2%. This increased rate of return has brought many investors back to the real estate market. This increased demand will create the bottom of the market.</p>
<p>Some real estate investors figure that the floor in home prices will come when a person can buy a home, get a <a rel="nofollow" target="_blank" href="http://etrades.net/e/mortgage.html">mortgage</a> and produce a break even cash flow. In the lower end of the Sarasota real estate market this is achievable. As prices continue to fall the rate of return improves. These returns will attract more investors who will eat up the excess inventory of homes for sale. This will ultimately create a balance between supply and demand and kick start appreciation again.</p>
<p><b>Will you accurately predict the bottom of the Sarasota real estate market?</b></p>
<p>Most likely you won&#8217;t. If you do it will be luck. Some will buy before the bottom, at the bottom and after the bottom. If you are within 5% of it then you are probably doing pretty well. If your time frame for owning real estate is many years then it is not as important to pinpoint the bottom.</p>
<p>The real estate boom years of 2003 to 2005 gave people the need for instant gratification. 10 years ago most people who purchased a home had the mindset that it was going to take awhile before they could rich off of real estate. They were in it for the long haul and had a time horizon of many years. That all changed during the real estate boom when people expected to make huge returns every month on their home. We have gone back to how real estate used to be. Rome was not built in a day.</p>

			<content:encoded><![CDATA[<p>So many small towns begin as one thing,<a rel="nofollow" target="_blank" href="http://etrades.net/e/ski-training.html"></a> one kind of place, years or centuries ago. Through time, through the pressure of its citizens living their lives, it begins to change into something else. To grow. These changes are often brought around by the basic daily decisions of the people in the town, and shape it into something bigger and better or, alternately, begin its downward slide. Every now and then, though, a small town has to look at what it wants to be and start making some big decisions.</p>
<p>If you found yourself in, say, the Pacific Northwest, the town of Hoquiam, Washington might seem applicable to this conversation. The town, on Grays Harbor, started life as a logging town, and maintains its fidelity to this heritage by hosting logging competitions and parades and, every year, a Loggers&#8217; Playday. And that&#8217;s charming enough &#8212; but there are perhaps other opportunities too.</p>
<p>Meaning what to do with its waterfront area. The Hoquiam River flows through downtown on its way to Grays Harbor, and it is this area that has raised the discussion. Waterfront development has done wonderful things for cities such as San Antonio and Baltimore, and while it is quite a bit smaller, still there&#8217;s so much potential in a river running through a city.</p>
<p>This isn&#8217;t the first time the waterfront has been in the limelight. Back in the 1980s the area was more popular. But now development interest is building and it&#8217;s up to residents to determine how best to use their taxpayer money, and to determine what kind of city they want their city to become.</p>
<p>A potentially interesting factor in the development is its relationship (call it a friendly rivalry) with Aberdeen, the larger town to the east. The two cities are separated by an avenue, so they&#8217;re closely connected. Changes in one will undoubtedly affect the other. The responsibilities, then, in making development decisions are bigger than just the city&#8217;s own limits. A developing city becomes a regional evolution.</p>
<p>For the town, these decisions are all worthy of consideration. The town will want to maintain its connection to its history while moving ahead, maintaining its relevance and its ties to its own past. This is a constant negotiation, not surprisingly. And so therefore the decisions are ones that should be made communally, because the big ones aren&#8217;t the little everyday ones; they&#8217;re the ones that make their own history.wns equal to Hoquiam need be unafraid of conversion &#8212; the most fantastic cities straddle centuries, after all.</p>

<p>In 1897 Robert Lytle began construction of his 10,000 sq. ft. home on an area that overlooked the logging town of Hoquiam, a town which logger&#8217;s built back in the 1850&#8217;s. Lytle made his fortune in this same trade by introducing the first electric saw mill in the west coast.</p>
<p>The castle was completed after three years in 1900. The Lytle&#8217;s called it their home for the next 10 years until the family transferred to Portland in 1910. The Hoquiam castle was then given as a <a rel="nofollow" target="_blank" href="http://etrades.net/e/weddings.html">wedding</a> gift by the generous Lytle&#8217;s to their niece Theadosia Bale who called it her home up to the latter part of the 1950&#8217;s until her death.</p>
<p>After Theodosia Bale&#8217;s demise the castle was left unused for quite some time, and was the object for children&#8217;s adventurous streaks of curiosity and occasional trespassing. The mansion was then bought by the Watson family in 1968, it was this family that began the restoration of the house and the antique collection that graces the inside of the Castle. The Watson&#8217;s also began the tours of the castle, which gave the residents the chance to personally appreciate the architecture and relevance of the home to theirs prestige as a community.</p>
